A South Florida real estate development firm. We built to own, to operate, and to serve the communities around us.

The Thesis

Sherry Realty was built on one conviction: develop for the long hold, not the next boom. That discipline carries its own obligation. You can only hold and operate an asset profitably over decades if it genuinely serves the community around it, so highest and best use, for us, meant the use a community actually needed. We entered emerging areas early, developed each site to that standard, and held what we built as cash-flowing operating businesses. That standard held from the first project to the last.

The Record We Built

Our founder built one project at a time, on his own. As the firm grew, we built the capacity to run several at once. In the years that followed, we developed across four asset types and three exit models: ground-up self-storage held and operated to stabilization; a condo-warehouse park carried to a unit sell-out; a mixed-use site assembled and entitled through complex rezoning; and a single-tenant net-lease asset acquired through a tax-deferred exchange. When a build stalled under two successive general contractors, we installed our own oversight and brought it to completion.

When the portfolio matured, we sold by design, realized the gains, and closed the development chapter.

Managing Principal

Noah Sherry joined the firm in 1999 and led its development through 2015. An engineer by training, he built the systems and operating capacity to run several developments at once, where the founder had built one at a time, and took each project full-cycle as principal, from feasibility and entitlement through construction, leasing, and disposition.

Robert Sherry

Founder · Developer & General Contractor

Robert Sherry founded Sherry Realty in 1977. He came to development the long way: from the Bronx, top of his class at Stuyvesant, highest honors in banking and finance at NYU, a Navy officer trusted with cryptography, among the early traders of listed options on the New York Stock Exchange. He built businesses before he built buildings: his family’s linens store, his own shop, then income properties across New York and New Jersey.

When he turned to development, he was his own general contractor. He built Airbase Plaza, his own home, and TamAir himself, and held what he built. His approach was patient and particular: develop for the long hold, in places others hadn’t reached, and run each property as a business that served what its community needed. That conviction became the firm’s foundation, and it is how the next generation was raised, on plans and problems brought home to the dinner table years before joining the firm. He passed in 2014.

Where it started
